CMA ADJUSTMENTS
When a house is in a neighborhood, a CMA is pretty cookie-cutter and easy. However, rural properties can be quite difficult. Always feel free to ask for help! Here are some quick guidelines for completing a CMA.
1. Sign Onto MLS Listings Matrix, then click on ‘Search’ at the top of the page. This will take you to another page where you can select the type of search (based on Property Class) that you want to run.
2. Fill in your Search criteria to get a list of comps. Essentially, you want to put in criteria will get you comparable properties.
3. Click the “Results” button at the bottom of the page. This will take you to a list of Search Results.
4. Select the results that you want to include in your Quick CMA.
5. After you have made your selections, click the Quick CMA button at the bottom of the screen.
6. A separate window will appear and generate the Quick CMA report as a PDF document. From there you can either Print the report, or Save it as a PDF file to your computer.

ADJUSTMENTS CONDITIONS
5% TO 10% but never over 10%
Except in a “REPO”
If there are more than 10% in adjustments
It will effect the bottom line adjustments
Stay under 20% in difference in Sales Price for example do not compare one home that sold for $100,000 to a home that sold for $150,000 underwriting will not accept the difference.
AGE DIFFERENCE
Not more than 5 years difference in age on newer homes
And up to 10 years difference in older homes
SIZE
Try to stay within 300 sq. ft. up or down
BEDROOMS
Typically, after 3 bedrooms there is no need to make adjustments because
that is in the sq. ft. If you have a 2 bedroom, try to find comps with 2 bedrooms, etc. If you can’t find comps with similar bedrooms and go from a 1 to a 3 or a 2 to a 4, adjust no more than $5000 to $7500
BATHROOMS
$2000-$3000 for an extra half bath. $4000-$5000 for an extra full bath
CONSTRUCTION
Brick vs Wood $2000 to $4000
CENTRAL HEAT/AIR
$3000 to $5000
WINDOWS
Storm/Thermopane vs Wood or Single Pane $1500 to $2500
FIREPLACES
Freestanding $500 to $700 Brick $1500 to $2500

$300 stove/range/oven/dishwasher $100 microwave & disposal ( I try not to adjust appliances)

$7500 per bay. $1500-$3000 for carports
POOL
$15000-$20000 for average. 30%-50% of cost up to $35000 for nicer.
STORAGE BUILDING
If it has a concrete floor and not on skids $500 to $1000
Try to find comps that match your subject in area, size, type of construction, age, number of
bedrooms, and condition. ADJUSTMENTS ARE MADE TO COMPS, NOT THE SUBJECT.
If the comp is inferior to the subject, make a positive adjustment to equalize them. If the comp is
superior, make a negative adjustment. Try to compare apples to apples. No more than 5 year
age difference in newer homes, and 10 years in older homes. Try to stay within 300 square feet.
On Abilene properties use comps no more than 14 blocks in distance.
SQUARE FOOTAGE:
1. Find the average price per
square foot for sales in the area.
2. Divide that number by 2 to come up with a factor.
3. Find the difference in the square footage between the comp and the subject.
4. Multiply the factor by the difference to get the adjustment.
